This small town pharmacy and general store in Central North-East Kansas prides itself on being more than a destination for collecting prescriptions, they see themselves as a destination for the community. This business is an independently owned pharmacy that has been serving the needs of their community for almost half a century when it first opened its doors in 1968 at its current location. After 47 years of practicing the current owner would like to retire and pass on the reins to a younger, enthusiastic, more vibrant pharmacist within the next year. The business has been a good provider to the owners' family which now allows them to work on a part-time basis, i.e. 2 or 3 days per week. This is a great "turnkey" opportunity for a recently graduated candidate or a business looking at expanding its market reach in the region as it is the only pharmacy in the town...a town that is bucking the trend for rural communities as the population has been growing. In addition to its traditional pharmacy services, the practice prides itself on offering counseling to patients for various conditions. The pharmacy sells retail products including over the counter medication, a wide array of prescription products, small DME products and gifts. The pharmacy and general store also includes a soda fountain that is listed in the 8 Wonders of Kansas Customs. A nursing home and assisted living community in close proximity provides a steady stream of business for the business. They have an excellent reputation in the community and with local physicians. The owner is available for a transition or a mentoring process. New owners purchasing the pharmacy would ensure that 3/4 essential jobs in the town are saved, which includes a full-time front office / store employee, part-time assistant and relief/fill-in pharmacist when the owners are not working. The remaining staff are willing to stay on with a new owner, although one of the long-term employees is also looking at retiring in the near future. The real estate and facilities includes a single level 2,400 square foot building on a historic downtown main street. Ideally these assets would transfer with the business through a purchase, lease-to-purchase or lease arrangement. Gross revenues have dropped off over the past 3 years as the owner prepares for retirement but have consistently been in excess of $450K over the past 6 years have and are currently projected to be ~ $460K in 2014. Obviously, some of the decline in sales can also be attributed to the declining industry trend due to generic prescription pricing / use. Due to its rural location the practice has experienced low fixed-costs and occupancy costs. There may be some opportunity for growth and they have consistently been profitable, with estimated net profit margins between 2% and 5%. Annual discretionary cash flow earnings to the new owner, i.e. adjusted EBITDA (before a new owner taking any compensation package), is estimated to be more than $80K. The estimated value range or asking price for only the business aspect is between $80K - $150K (excluding cash, receivables, inventory, liabilities and facilities). The owner is highly motivated and will consider all-inclusive discounted offers above $125K (i.e. including all inventory and the real-estate).
